What is freeze-thaw damage?

Freeze-thaw damage occurs when water trapped inside porous masonry or concrete expands as it freezes, causing internal pressure that cracks and spalls the material surface over repeated winter cycles.

Water naturally absorbs into the pores of brick, stone, and concrete. When outdoor temperatures drop below freezing, that moisture turns to ice, which occupies roughly 9 percent more volume than liquid water. This expansion creates pressure inside the material that the masonry cannot withstand, forcing the surface to crack, chip, and peel away in a process called spalling.

Connecticut's freeze-thaw cycles are particularly aggressive. Winter temperatures swing above and below the 32-degree threshold repeatedly, drawing more water into the material through capillary action during thaws and then forcing expansion during the next freeze. Over a single winter season, a foundation, chimney, or exterior wall can suffer visible deterioration.

Damage starts at the surface and deepens inward. Early signs include small white deposits where water has migrated, followed by hairline cracks and larger chunks breaking away from edges and corners. Left unchecked, freeze-thaw damage compromises the structural integrity and weathertightness of masonry. Exposure, poor drainage, and salt treatments used on nearby roads accelerate the process.

Buildings constructed with dense, low-porosity materials or those with good drainage, proper slope, and sealant protection hold up better. Contractors often address freeze-thaw risk through material selection, installation technique, and maintenance.
